Cutting Corners?
We know that shopping for a new home can be a daunting task, and as with any large investment we encourage potential homebuyers to educate themselves as they go through the home buying process. Because we’re in the home building profession we’re also in the home selling business. We know what buyers look for when they visit our homes and other homes on the market. In fact, we know how others sell against us. One thing that our competitors constantly claim is that Fall Creek Homes “cuts corners” which is why our homes are priced lower than theirs. This is simply not true. Cutting corners is, in fact, against everything Fall Creek Homes stands for.
Competitors can’t dispute our home prices, nor can competitors dispute Fall Creek Homes’ standard finishes (come see all our many standard finishes!). With our prices and our finished product doing the speaking what is left to dispute? Competitors will say we cut corners during the building process, the home components and qualities that you cannot see. Well, with over 45 homes currently under construction we would love to show you our entire building process. Here is a small example of what you will find on any of our home construction sites:
• True 8’ basement ceilings with insulated basement walls.
• Custom framed homes with studs and joists framed at 16” on center.
• 2”x6” exterior walls framed 16” on center ensuring a well built and insulated home.
• Roofing on all Fall Creek Homes follows best practice. Ice and Water shield is not only used where required by city, state, and international codes, but is also laid in roof valleys to maintain best practice and best quality.
• Cold storage locations are again built to the best practice possible. While still considered an exterior portion of the home, Fall Creek ensures best practice by using Ice and Water Shield before the porch cap is formed to provide as much water resistance as possible.
• Floor joist systems surpassing International Residential Codes standards. Fall Creek Homes uses sizing and spacing above what is required. Our spans are less than maximums permitted to insure a solid sub floor surface.
• Custom designed cabinetry throughout the home. Each home’s cabinets are custom designed and fitted. You won’t find fillers or other artificial ways of ensuring fit.
• Custom designed HVAC systems, with cold air runs to each room.
• Plumbing parts and fixtures of only the highest quality. Our homes are plumbed in high quality PEX tubing.
• Incredible insulation package: R-23 in exterior walls, R-49 in the attic, and insulated and sheet rocked garage walls.
• Professionally installed fiberglass exterior doors.
• Expertly trimmed homes to the highest standard. Fall Creek Homes even glues header returns as standard. We believe it’s the little details that show quality and value.
• Two color, three tone paint in all homes.
• Upgraded 8 lb. carpet pad.
• Schulter® drain system in all walk-in showers.
• Lifetime Limited Architectural Shingles.
• Custom tiled tub and shower surrounds (no fiberglass tubs or inserts).
• Flatwork and basement prepared with 4” of compactible material.
